Electricianin Kensington
Careful electrical work for period homes and mansion-block flats in Kensington, where permissions, cable routing and the age of the building shape the job.
Finding electricians Kensington owners can trust with an older building means asking how the work will be planned, not just what it costs. TH Electricians LTD is an electrical contractor based in Sutton, and we carry out domestic and commercial work in Kensington, about 10.3 miles north of us in a straight line. That is the furthest of the areas we cover in this part of London, and we are matter-of-fact about it: we plan visits in advance and do not claim a local office.

Period properties call for a careful approach
Kensington is in the borough of Kensington and Chelsea, and conservation areas and listed buildings are common there. Where a property is listed or sits in a conservation area, changes to the building may need permission, and that can include work that affects historic fabric. That is a matter for the owner and the local authority, and it is worth checking before any electrical work that involves opening up walls, ceilings or original features.
What we can do is plan the electrical side with that in mind: reusing existing routes where it is safe to, choosing where cables run so the decorative features are disturbed as little as possible, and explaining the options before any work begins.

Mansion blocks and converted houses
Many Kensington homes are flats in mansion blocks or in large houses divided up long ago. Electrical installations in buildings like these are rarely uniform. A flat may have wiring from several different periods, a consumer unit in an awkward position and cable runs that follow the building's structure more than any modern layout.
Before we recommend work, we inspect and test what is there. If you own a flat in a block, check your lease and speak to the managing agent about access, working hours and any building rules, since these often affect when and how we can work.

Rewiring an older Kensington home
A rewire in a period property is a different exercise from a rewire in a modern house. Cable may have to be routed through floor voids, behind skirting and up through walls with plaster you want to keep. The order of work, and the way the property is protected during it, matter as much as the electrical design.
We plan the work with you and explain the disruption to expect, room by room where the house stays occupied. Once the wiring is complete, we test the installation and provide the certification. We are NAPIT registered and follow Part P requirements for domestic installations.

Consumer unit and fuse board upgrades
Older properties often still have an old fuse board or an early consumer unit. Replacing it with a modern board, fitted with the protective devices current practice expects, is a job that can be carried out without a rewire and with limited disturbance to the building.
First we test the circuits the board will supply. If something unsatisfactory turns up, we tell you and explain what is involved in putting it right before fitting the new unit.

Lighting and smart home in a Kensington property
High ceilings, decorative plasterwork and generous rooms make lighting a design question as much as an electrical one. We install and upgrade lighting, including LED downlights, wall and picture lighting and garden lighting, and we fit smart home installations for owners who want app-controlled lighting or circuits prepared for future equipment.
The right answer depends on the ceiling, the plasterwork and how the room is used. We talk through what is realistic, and where cable would have to run, before anything is agreed. If an interior designer is involved, we are happy to work from their scheme.

Landlords, sales and safety reports
A number of Kensington properties are let, and landlords in England need an Electrical Installation Condition Report (EICR) for privately rented homes, repeated at intervals. An EICR is an inspection and test of the installation, and it ends with a written report on its condition.
We also carry out EICRs for people buying or selling. If a report lists remedial work, we can quote to complete it. In a period building, we will explain how any remedial work would be carried out with as little disturbance as possible.

What to tell us when you call
In an older building the most useful information is practical: whether it is a flat or a house, whether the building is listed or in a conservation area, roughly when the wiring was last worked on, and whether a managing agent or freeholder has to be told. If you have an earlier certificate or report, have it ready. We will explain what we would inspect first and what a sensible first step looks like, and we will not commit you to anything before we have seen the installation.

Commercial premises in Kensington
We are a commercial electrical contractor as well. Offices and shops can call us for fit-out electrical work, LED lighting upgrades, data cabling and network readiness, and planned maintenance. Commercial premises in older buildings bring the same questions about routes and permissions, so we survey first and agree the scope before starting.

Questions about electricians in Kensington
Do you work in listed buildings and conservation areas?
We can plan electrical work with those constraints in mind, but any permissions needed are a matter for the owner and the local authority. Check before work that affects original features, and tell us what applies to your building when you call.
Where are you based?
We are based in Sutton, about 10.3 miles from Kensington in a straight line. We travel to Kensington for domestic and commercial jobs and arrange visits in advance.
Can you rewire a flat without wrecking the decoration?
We plan cable routes to keep disturbance as low as we can, but some making good is normal in any rewire. We explain what to expect before starting, room by room, so nothing comes as a surprise.
Is the work certified?
Yes. We are NAPIT registered and follow Part P requirements for domestic installations. The finished work is tested and you receive the certification for it.
