Electricianin Balham
Rewires, fuse boards, EICRs and everyday electrical work for the period houses and flat conversions of Balham.
Homeowners and landlords searching for electricians in Balham usually want one thing: someone who will look at what is really in the walls before quoting. TH Electricians LTD is a Sutton firm, and Balham is about 6.7 miles north of our base. We carry out domestic electrical work there, including rewires, fuse board upgrades, EICRs, lighting, sockets, fault finding and smart home installations, and we explain what we find in plain English.

Period homes and mansion-block flats
Much of Balham is Victorian and Edwardian housing, and a large share of it has been converted into flats. Houses like that have usually been altered many times, so the electrics can be a layered history: original wiring in some rooms, additions from various decades in others, and a consumer unit that has been squeezed into a cupboard or under the stairs.
That makes a proper inspection the sensible starting point. Before we recommend anything, we look at the existing installation, test it and work out what has been added and when. We then tell you which parts are in good order and which should be replaced, so you can spend money where it matters rather than replacing everything by default.

Buying a flat or house in Balham
Balham has plenty of buyers and sellers, and electrical condition often comes up during a purchase. If a survey has raised a question about the wiring, or you simply want to know what you are taking on, an Electrical Installation Condition Report gives you a written account of it.
An EICR is an inspection and test of the installation as it stands. It records what was checked, what was found and what is recommended, and it can help you decide what to budget for after you move in. For a seller, a report can answer questions before they are asked. We carry out EICRs for buyers, sellers, owners and landlords, and if remedial work is listed we can quote to do it.

Fuse boards in older Balham properties
An older fuse board is one of the first things worth checking in a period property. Boards with rewirable fuses, or with a mixture of old and newer parts added over time, do not offer the protection a current consumer unit does.
When we replace a board we:
- look at the circuits and cables coming into it before we begin
- fit a modern consumer unit suitable for the property
- test each circuit before it goes live
- certify the work and show you what each circuit controls
In a flat, we also ask how the supply is arranged, since some buildings share parts of the installation, and we plan around that.

Rewiring and renovating in Balham
A rewire suits a home whose wiring has genuinely aged out, and it is often best timed with a renovation, when floors and walls are already open. Kitchens, loft conversions and rear extensions all raise the load on the electrics, and adding them to an old system without checking it is a common cause of problems.
We carry out full and partial rewires and electrical upgrades during renovation. A partial rewire can cover just the affected part of the house. We agree the plan with you in advance, including what will be disturbed and in what order, and we test the installation at the end. Notifiable work is certified under Part P.

Lighting, sockets and tracking down faults
Period rooms often have high ceilings and few sockets, which makes good lighting and sensibly placed power points matter more. We install lighting for kitchens, halls and living rooms, add sockets where the household actually uses them, and fit outside lights and controls.
When there is a fault, such as a circuit that trips, a light that flickers or a socket that has gone dead, we test rather than guess. That means isolating each circuit, measuring it and following the problem to its cause. We then explain what has failed and what the repair involves, so you know exactly what you are agreeing to before we start.

Smart home installations
Many people moving into or refurbishing a Balham home want some smart control, such as lighting that can be scheduled or managed from a phone. Older buildings can make that harder, because the wiring may not have the neutral connections or cable routes that newer systems expect.
We fit smart home and lighting installations and are candid about what a particular house will and will not easily support. If you are planning a refurbishment, the best time to raise it is early, so the cabling can be put in once and hidden properly. Tell us what you would like to control and we will explain the practical options.

A note on commercial work

Electricians in Balham: common questions
Do you work on flats in converted houses?
Yes. Many Balham homes are conversions, and we regularly plan work around shared or separate supplies. Tell us how your flat is arranged and we will make sure the testing and any upgrade suit the building.
Can I get an EICR when buying a property?
Yes. We carry out EICRs for buyers, sellers and landlords. The written report describes the condition of the installation and lists any recommended work, which you can use when making decisions about the property.
Is an old fuse board a problem?
Not automatically, but older boards lack modern protection. We inspect the board and circuits, explain what we find and quote to replace it if that is sensible. Every new board is tested and certified.
Do you install smart lighting in older homes?
We do, though older wiring can limit the options. We look at the existing installation first, explain what is possible and what would need changing, and only then agree the work.
