Why a rewire looks different across SW19

Much of Wimbledon Village and the streets around the Common is large Victorian and Edwardian housing. South Wimbledon is mostly Victorian terraces. Towards Raynes Park the housing is largely 1930s semis, and near the town centre there are many flats and period conversions.

Each of those has its own wiring story. A large older house may have had circuits added over many decades. A terrace tends to be a tighter job with fewer rooms but less space to route new cable. A 1930s semi may still carry its first wiring, or a patchwork of later repairs. We start by looking at what is actually in the property, not at what we expect from the street.

What a full house rewire replaces

A full rewire replaces the fixed cables that run through the property, along with the sockets, switches and light fittings connected to them. In most cases the consumer unit is replaced as well, so that every new circuit is protected properly.

It is different from a repair. Where a house has had a fault fixed or a room extended, the rest of the old installation stays exactly as it was. A rewire draws a line under that and gives the whole property one consistent, tested installation.

When a partial rewire is enough

Not every house needs the whole installation replaced. A partial rewire replaces part of it: perhaps the ground-floor circuits, a kitchen and its supply, or an extension and the circuits that feed it. The older wiring that tests sound can stay.

The decision comes from inspection and testing, not from the age of the house alone. If the results show that some circuits are in good order, replacing only the poor ones is a sensible route. If the results show wiring that is deteriorated throughout, a partial job would only postpone the rest. We tell you which we think applies and why, so the choice is yours to make with the facts in front of you.

Signs that wiring in an older Wimbledon house is due for attention

Some installations in older homes are visible from the outside of the walls, and some are not. These are the things that most often lead to a rewire being considered:

  • cable with rubber or lead-sheathed insulation, which was used in much older installations
  • a fuse board with rewireable fuses and no RCD protection
  • round-pin sockets, or too few sockets and many extension leads
  • lights that flicker, or circuits that trip repeatedly
  • scorch marks or a warm smell around a socket or the fuse board

None of these proves a rewire is needed on its own. An electrical inspection and test is how you find out.

Flats and period conversions

Near the town centre many houses have been split into flats. That changes the questions around a rewire. The installation may be shared, supplies may have been altered when the conversion was done, and the wiring in one flat can be quite different from the one above it.

If you own or let a converted flat, tell us how the building is arranged when you call. We can look at which part of the installation belongs to your flat and what would need to be agreed with others before work begins. Landlords may also want an EICR first, because the report shows the condition of the existing wiring and helps decide how much needs replacing.

How the job runs, from survey to certificate

A rewire follows a clear order, and knowing it makes the disruption easier to plan around.

  • survey and testing of the existing installation, then a written explanation of what we recommend
  • first fix, when old cable is removed and new cable is routed, with floorboards lifted and walls chased where needed
  • second fix, when new sockets, switches, lights and the consumer unit are fitted
  • final testing of every circuit

Rewiring is notifiable work in a home, so it is certified under Part P of the Building Regulations, and we are NAPIT registered. You receive an Electrical Installation Certificate at the end.

House rewire questions

How do I know if my Wimbledon house needs a rewire?

The only reliable way is an electrical inspection and test. Age, old cable types, a rewireable-fuse board and repeated tripping are warning signs, but the test results decide whether a full rewire, a partial one or neither is needed.

What is the difference between a full and a partial rewire?

A full rewire replaces the cables and accessories throughout the property, usually with a new consumer unit. A partial rewire replaces only part of the installation, such as certain floors, circuits or an extension.

Will I get a certificate after the work?

Yes. Rewiring in a home is notifiable under Part P, and the work ends with testing and an Electrical Installation Certificate, which records what was done and the test results.

Can you rewire a flat or a converted house?

Yes, we can look at both. Flats often have shared parts of the installation, so it helps to tell us how the building is arranged before we visit.
