The housing behind the work

Much of Mitcham is Victorian terraces near the Cricket Green, together with very large interwar estates. The St Helier estate and Pollards Hill were built in the 1920s and 1930s, and between them they account for a great many of the homes in the area.

Interwar estate housing is fuse board and rewire stock. A house that went up in the 1930s may still have its original cabling, or wiring that was extended over the years without the old circuits being replaced. What a full rewire replaces

A full rewire replaces the cables, sockets, switches and lighting connections across the whole property, and in most cases the consumer unit as well. The result is a single tested installation in place of years of additions.

  • testing and certification at the end

A partial rewire does the same for part of the installation only, such as a floor, a kitchen and its supply, or an extension. It suits a house where some of the wiring tests well.

Fuse boards and interwar wiring

Fuse boards and wiring belong together in older estate houses. A board with rewireable fuses and no RCD protection is a common finding, and where the board is that old, the circuits behind it deserve testing too.

Sometimes a new consumer unit is all a house needs for the moment, and sometimes the tests show that the cable behind it should be replaced. We test first, then tell you which applies. Signs that point to closer inspection include:

Victorian terraces are narrower and more compact. There is less space for cable routes, walls are often solid, and any earlier alterations may have hidden how circuits are arranged. A rewire in a terrace needs careful thought about where cable will run and how to keep disturbance to a minimum.

Certificates, Part P and what you keep

Rewiring is notifiable work in a home, so it is certified under Part P of the Building Regulations. We are NAPIT registered, and when the job is finished you receive an Electrical Installation Certificate with the test results.

For a landlord, that certificate sits alongside the EICR as proof of the state of the installation. For an owner, it is a record to hand over when the house is sold. Either way, it is worth keeping somewhere safe.

What does an EICR involve?
