Rewire Banstead homes from the consumer unit outwards

What a full rewire covers

A full rewire replaces the cabling throughout the house, together with the sockets, switches and light fittings that connect to it. The consumer unit is usually replaced at the same time, so that the new circuits have modern protection.

A partial rewire replaces only part of the installation, for example the upstairs circuits, or the wiring serving an extension. Where the older wiring tests well, it can stay in place. We recommend one or the other after inspection and testing, and we explain the reasons so the decision rests on what the tests show and not on the age of the house.

Garages, outbuildings and garden rooms

On the green-belt fringe, garages, outbuildings and garden rooms are common, and they raise questions a flat or terrace never faces. A supply to a building at the end of the garden has to be carried outdoors or underground, and it needs proper protection.

When we plan a rewire, we ask what is out there now and what you would like in future. Points we look at include:

  • the cable feeding an existing garage or outbuilding, often called a submain
  • armoured cable, which is designed for outdoor and buried runs
  • external sockets and lighting, and the protection they need
  • whether the supply is sized for a workshop, studio or home office

Sorting this out while the house is being rewired is easier than adding it later.

Signs an interwar house may need attention

Interwar houses can have wiring that has been in service for a long time. Signs that suggest an inspection are:

  • rubber or lead-sheathed cable, found in much older installations
  • a fuse board with rewireable fuses and no RCD protection
  • too few sockets, with extension leads doing the job instead
  • circuits that trip, lights that flicker or fittings that are warm to touch

Any of these may point to a rewire, or to a smaller repair. An electrical inspection and test is the way to find out which. Owners of larger properties often start with an Electrical Installation Condition Report to see where the installation stands.

Living in the house while it is done

Rewiring is a disruptive job, and it helps to know what to expect. Floorboards are lifted, cable is pulled through, and in some rooms walls or ceilings are opened up for cable routes and socket positions. The power is off for parts of the work.

In a larger house the work can often be planned in stages, so that some rooms stay usable while others are being done. We talk this through at the survey and agree it with you, rather than assume it. If you are planning redecoration, the best time to rewire is before it, and we can suggest an order to work in.

Testing, certification and Part P

The job does not end when the last socket is fitted. Every circuit is tested, and the results go onto an Electrical Installation Certificate that you keep with the house documents.

Rewiring in a home is notifiable work under Part P of the Building Regulations, and we are NAPIT registered. That matters when you come to sell, because a buyer's solicitor may ask for the paperwork on electrical work carried out on the property.

Rewire questions

How do I know whether I need a full or a partial rewire?

Inspection and testing decide it. If the wiring is deteriorated throughout, a full rewire is usually the answer. If parts of it test well, replacing only the parts that do not may be enough.

Can a rewire include my garage or garden room?

Yes. The supply to a garage or outbuilding can be checked, replaced or extended as part of the same project, using cable suited to outdoor or buried runs and with the right protection.

Do I have to move out during a rewire?

Not necessarily. It depends on the size of the house and how the work is staged. We discuss this at the survey so you know which rooms will be affected and when.

What paperwork will I receive?

You receive an Electrical Installation Certificate, because rewiring is notifiable under Part P. It records the work and the test results, and it is worth keeping for when you sell.
