EICR Testingin Croydon

Inspection and testing of existing electrical installations in Croydon, with a written report landlords, tenants and owners can rely on.

An EICR in Croydon is an Electrical Installation Condition Report: an inspection and test of the wiring and equipment already in a property, ending in a written report on its condition. TH Electricians LTD carries out EICR testing from our Sutton base, for landlords, letting agents, homeowners and businesses across Croydon. If the report lists anything that needs putting right, we can also quote for the remedial work.

What an EICR is

An EICR is not a repair and it is not a new installation. It is an inspection and a set of tests carried out on an installation that already exists, followed by a written report. The report records the condition of the installation and lists anything found that is unsafe, or that falls short of current standards.

The inspection looks at the consumer unit, the wiring, the sockets, the switches and the fixed fittings. The testing checks how the installation performs. You do not need to know what each test involves; what matters is that you receive a clear report and that we explain it.

What landlords in Croydon must do

Private landlords in England must have the electrical installation in a rented property inspected and tested at least every five years. They must also give tenants a copy of the report.

Several kinds of property come up regularly:

  • Victorian terraces in the inner streets, often let as houses or split into flats
  • interwar suburban houses further out
  • flats in buildings that were once offices, in the town centre and nearby
  • flats above shops

Each is different, and older installations that have been altered over the years often need more careful inspection. Tell us about the property when you call and we will explain how we would approach it.

Electrical safety certificates for Croydon landlords

Many landlords search for an electrical safety certificate, and the document they need is the EICR. If you have been asked for one by a letting agent, a tenant or a mortgage lender, tell us who needs it, since that affects how the report should be written up and passed on.

We can supply the report for a single flat, or for several properties in a portfolio. If you own more than one, it helps to give us the addresses together so that we can plan the visits and keep the paperwork consistent. The report is a written record you can keep and hand on, so it is worth keeping each one with the rest of the property's file.

Homeowners and businesses

EICRs are not only for landlords. A homeowner might want one when buying an older house, before an extension, or simply because the installation has never been checked. A business might want one as part of planned maintenance or before a fit-out.

We test domestic and commercial installations and give a written result for each. For commercial premises, tell us what the building is used for and how the electrics are split between areas, since a shop, a unit and an office have different needs.

If the report finds problems

An unsatisfactory report is not unusual for an older installation, and it does not mean the property has to be emptied. It means the listed items need attention, and that a landlord will need to arrange the work.

We can quote for the remedial work, whether it is replacing a consumer unit, correcting a wiring fault or adding protection where it was missing. Work carried out by us is tested and certified when finished, and we can confirm in writing that it has been done. Having the same firm test and repair means one point of contact and no confusion over what the report meant.

How It Works

How the report describes what we find

An EICR uses codes to record observations. C1 means danger is present and immediate action is required. C2 means potentially dangerous. C3 means improvement is recommended. FI means further investigation is needed, because something could not be fully assessed at the time.

The overall result is either satisfactory or unsatisfactory. A report with C1, C2 or FI entries is unsatisfactory, and the items must be dealt with. C3 items are advice rather than failures, but they are worth reading, since they often show where an installation is ageing.

We go through the codes with you in plain English, so you know which items matter most and what they mean for the property.

FAQ

EICR Croydon: common questions

How often does a rented property need an EICR?

Private landlords in England must have the installation inspected and tested at least every five years and provide tenants with a copy of the report. If the report lists items needing attention, those must be dealt with.

What do the codes C1, C2, C3 and FI mean?

C1 means danger is present and immediate action is needed. C2 means potentially dangerous. C3 means improvement is recommended. FI means further investigation is required. We explain each entry on your report in plain English.

Is an EICR the same as an electrical safety certificate?

Landlords usually use the two terms to mean the same document. The EICR is the written report that follows the inspection and testing of an existing installation, and it is the record you keep and pass to tenants.

Can you carry out the repairs the report asks for?

Yes. We can quote for remedial work and, once it is done, test and certify what we have carried out. Tell us when you book if you would like the repair quote to follow the inspection.
